General Information
As accommodationadviser.com represents different owners the pricing system on each apartment is different. Please consult each apartment’s page for the information with respect to seasons, rates, fees, deposits, surcharges, pre-payments, special events, fairs etc.

Occupancy
Rates generally vary according to number of people occupying the apartment.
Children under 2 years old stay for free.

Seasons
Rates may vary according to seasons – low, normal or high. Dates and season’s system varies according to the apartment. Please check in each apartment the season’s rates.

Dates
During special events, fairs, congresses and holidays and depending on the apartment there may be:
  • a surcharge,
  • a different minimum stay
  • 100% obligatory pre-payment

    Cleaning service fee
    There is an obligatory one time fee for apartment-cleaning service at the end of your stay. This fee varies depending on the apartment. Specific prices can be found in the rates description for each apartment. For more details about the cleaning service fee see House Rules. Additional cleaning services can be organized on arrival.

Booking fee
To cover management costs for the reservations there is a one time, non refundable, fee of 10 euros.

Breakage or damage deposit
Each apartment has an obligatory breakage or damage deposit that must be paid CASH in euros or in dollars (depending on the city) on arrival. The amount will be returned, if no damage has been done, in CASH upon checkout. This deposit varies depending on the apartment; please check the amount in the rates description for each apartment.

Late arrival and Early Departure Surcharges
Please take note that late arrivals and early departures have different surcharges depending on the apartment and the hours. To avoid any misunderstanding please check the different fees on each apartment.

Late check-out surcharge
If for whatever reason the client is not ready to leave at the agreed check-out time and the owner or his representative must wait more than ten minutes, there will be an extra charge of 50 euros for every ten minutes or fraction of overtime.

Non refundable Pre-payment
To complete and confirm a pre-reservation there is an obligatory non refundable pre-payment required.
Please remember that we highly recommend that you take out travel cancellation insurance that includes major forces as a cause. Speak to your local travel society or insurance broker for more information.
 

Terms and conditions > Payments Conditions

Pre-payment:
  •  Pre-payment is necessary to confirm a pre-reservation. A minimum of 30% of the Total to Pay is required within a maximum of 24 hours from the making of the pre-reservation. If not received within this time the pre-reservation is automatically cancelled. 
  •  Pre-payment can be made by a Bank Transfer (SWIFT/BIC) or through a credit card.

Within the 24 hours you must send us clear indication of the type of pre-payment you are going to make: Credit Card or Bank Transfer.

To make a Pre-payment by Credit Card:
  • In our online booking apartments the payment is made through a secure online payment gateway.  
To make a Bank Transfer (SWIFT/BIC):

(Very important: Once you have made the bank transfer you must immediately inform us by sending us an e-mail with the bank transfer details)

  • When making a Bank Transfer please indicate:
        - ** your Booking Code
        - your first and last names
    For Bank Transfers within Spain:
        - please make the transfer to the following account number: 2090 5536 97 0040168559
    For International Bank Transfers (SWIFT/BIC), the following codes are necessary:
        - SWIFT/BIC Code: CAAM ES 2A
        - IBAN code: ES64 2090 5536 97 0040168559
    In case your bank asks for more information:
    - The banks full name is: CAM, Caja de Ahorros del Mediterraneo
    - The bank branch address is: Avenida Diagonal 437, Barcelona
    - The name on the account is: George K Hopper
    Please remember that you are responsible for paying all transfer expenses and you must add this amount to the pre-payment. Transfer expenses often depend on the amount to be transferred and usually have a minimum fee. For details consult your bank.

 Final payment:

  • All remaining unpaid payments must be paid on arrival in cash (Euros). Please remember that there is also, always, a breakage and damage deposit required upon arrival in cash (Euros). Our associates that are responsible for the check-ins must follow a strict policy that clearly states that no one goes to an apartment if the remaining amounts cannot be resolved in cash on arrival.
    Please remember No cash no keys.

Cancellations and Refunds
  • The 30% pre-payment is not refundable under any circumstances.
  • If the client cancels or changes the booking between 31 and 60 days before the beginning of the rental period there is a cancellation charge of 75% of the total amount of the reservation of the apartment.
  • If the client cancels or changes the booking between 0 and 30 days before the beginning of the rental period there is a cancellation charge of 100% of the total amount of the reservation of the apartment.
  • No Show:
    - If the client does not arrive at all, his credit card will be charged for the remaining amount of the booking, resulting in the full amount for the reservation being paid.
  • Any cancellation, including force majeur, will be subject to our aforementioned clear and simple cancellation policy.

Travel Insurance
It is strongly recommended that clients purchase trip cancellation insurance before they start their trip.

Amendments
  • If for whatever reason accommodationadviser is not able to provide the client with the property that has been booked, we will reserve the right to transfer him to a similar property. If there is a difference in price and the substituted property is less expensive, the difference will be returned to the client. If the price is higher the difference will be charged to the client.
If no agreement whatsoever can be reached regarding the substitution both parties can cancel the contract, and the total amount of monies paid will be refunded. rentals barcelona will not be liable for any further claims from the client, and in case of any legal procedures both parts agreed as a waiver of their own laws to submit themselves to the jurisdiction of “Juzgados y Tribunales de Barcelona, España”.


Terms and conditions > Arrivals and Departures

Before travelling
 

  • Please take note that within your confirmed reservation and arrival information you will find:

    Important Arrival Information
     
    • The telephone number of the contact person specific to your apartment.
    • The meeting point direction specific to your apartment
             
  • As a general rule the apartments are vacated no later than 10:00 or 11:00. We then have them thoroughly cleaned and try to have them ready for arrivals from 13:00 onwards. We will try to accommodate earlier arrivals when ever possible. (Please consult each apartments description for specific restrictions regarding check-in or check-out) 
  • If for whatever reason there is an important delay in the clients approximate arrival time we would greatly appreciate a phone call to their contact person, to be better able to organize their work and avoid unnecessary waits.
  • Number of guests:
    Arrival / Check-in
     
    • All reservations are made for a specific number of guests two years old and over. This number must be specified and confirmed by the client within the booking process, and cannot exceed the maximum capacity of each apartment. For no reason, upon arrival or afterward, the number of guests shall be more than that authorised in the confirmed reservation. Any infringement of this will result in all the guests being asked to vacate the apartment immediately and definitively. The clients shall have no rights to make any claim of compensation whatsoever.
                
  • Once you have arrived to the airport (and have received your baggage) or the train station, or, if by car once close to the city, you must make a telephone call to the contact person for your apartment. You must explain to the contact person how you will get to the specific meeting point for your apartment, to be able to organize a mutually convenient meeting time.
     
  • On arrival the remaining monies must be paid in cash in euros. Remember no cash no keys.
  • Please note that late arrivals have a surcharge to be paid in cash on arrival. Please consult each individual apartment for specific times and fees.
  • The contact person will take you to the apartment where they will explain all the services and functions of the apartment, they will ask you to sign the final check-in documents and will coordinate the check-out time with you.
  • Consult each apartments description for specific restrictions regarding Arrival/Check-in.

    Departure / Check-out
     
  • The check-out time on your departure date is no later than 10:00 or 11:00 AM depending on the apartment (Please consult each apartments description for specific restrictions regarding check-out). If you need to leave earlier, please arrange departure time upon check-in. Please note that there is a very prohibitive late check-out penalization surcharge.  
     
  • Please remember that the apartment is conceded in normal conditions of cleanliness. The apartment must be left neat and in normal conditions of order and tidiness, or the cleaning fee will be doubled.
  • On check-out the clients are required to return all the keys given to them on check-in. All unreturned keys would be charged to the client.
  • Please note that early departures have a surcharge to be paid in cash. Please consult each individual apartment for specific times and fees.

Terms and conditions > House Rules
 

Please read the house rules carefully!

As a client you are expected to respect the house rules that pertain to the apartment and the community it belongs to.
> The apartment may not be use as a party space, but that of an accommodation for sleeping, eating, relaxing, etc.
> Please look at the house rules thoroughly in order to avoid prblemas. Our main objective is for the client to have a good experience in Barcelona.

 Rules
  • 1.- Please don’t throw cigarette butts down into the street, patios or the neighbours´ balconies.
  • 2.- Please respect our neighbours. Parties are not allowed and the same applies to loud music.
                Quiet hours: Monday - Friday 10 PM to 9 AM 
                                   Saturday - Sunday 12 PM to 10 AM
  • 3. Please turn off the air-conditioning and lights when you go out of the apartment. We would like to conserve energy and try to keep prices low.
  • 4. Please do not leave the garbage in the apartment when you check out. You can leave it on the street every night, and specially your last night between 8 PM and 10 PM, for the sanitation department to collect.
  • 5. Check out on your departure date is no later than 10 AM. If you need to leave earlier, please arrange departure time on check in.
  • 6. If the client is not ready to leave at the check-out time and the owner or his representative must wait more than ten minutes, there will be an extra charge of 50 euros for every ten minutes or fraction of overtime.
  • 7. - The apartments are conceded in normal conditions of cleanliness. The apartments must be left neat and in normal conditions of order and tidiness, or the cleaning fee will be doubled.
  • 8. - The price charged for cleaning expenses covers general cleaning of the apartment, but does not cover the cleaning of kitchen ware (dishes, glassware, cutlery, pots and pans, etc.). The aforementioned articles should be left as clean as they were found upon entering the apartment. In the event that the owner should have to clean any of these objects the cleaning expenses would be doubled.
  • 9. - No pets are allowed in the apartments.

Terms and conditions > Legal terms

Behaviors 

  • Accommodationadviser holds liable the person signing the General Rental Conditions and House Rules for the correct and decent behaviour of all the people staying in the apartment. If there is any infringement or incorrect behaviour rentals-barcelona at its sole discretion, shall be entitled to request that the client and the persons accompanying him/her vacate the apartment immediately and definitively. The clients shall have no rights to make any claim for compensation whatsoever.

    Liabilities 
  •  Neither Accommodationadviser, the apartment owners nor their agents shall be held liable for, and the customer or client waives any claim for any direct or indirect damage to property or injuryto personor other inconveniences (including without limitation damages, insurances, losses because of fire, robbery or criminal behaviour). In no event shall rentals-barcelona, the apartment owners nor their agents be liable for consequential damages even if is caused by any defect, negligence, omission or other wrongful act.
